Property is fenced and gated – very secure. It’s private with a nice yard and jungle all around. The guest homes are currently rented to tourists with the owner living in the guest house, as well. Therefore a steady income is created and hence a stress free relaxed Costa Rica Lifestyle. Sale includes training for the business, furniture, housewares and supplies – absolutely everything you will need to walk in and get started.
 
Guest House 5 bedrooms, kitchen, living room, 2 bathrooms patio and porch - This is the house on the back of the property. It is a three story house with 5 bedrooms, 2 bathrooms and a fully equipped large kitchen. The third floor consists of a small bedroom with an outdoor covered balcony. There is a living room and outdoor covered porch on the 2nd floor, plus 4 bedrooms and one bathroom. And the first floor has a large covered patio, one bathroom and a large kitchen. All the bedrooms are small but with adequate space for storage.

Casita 2 Bedrooms, 1 bathroom, living room, kitchen, 2 porches - This is the house on the front of the property. It  is a one story house with 2 bedrooms (one with single bed, one with matrimonial bed), a living room, kitchen, a front and back porch and one bathroom. I can send photos which will show the size. Basically the bedrooms accommodate a bed, a place to store and hang clothes and a chair. The living room has a sofa, table and two chairs. The fully equipped kitchen has a small table and two chairs. And the back porch is large enough for several eating areas and some extra space. It is a small but comfortable house.

Location - Solitude - Secluded yet close to everything. 1 minute walk from the only swimming beach in the Puerto Viejo area. 5 minute walk to the town of Puerto Viejo with many good restaurants, nice shops and bars with live music. A perfect location for activities yet hidden away in the jungle, surrounded by nature. We have sloths and iguanas in the trees, cute little agoutis running in the yard, Blue Morpho butterflies fluttering by, all kinds of tropical birds and the sound of the waves always. Our location makes us unique. There are very few other places in the area with such a great location.

Location - Beach - Our place is a one minute walk to Playa Negra, the exotic black sand beach. It’s great for swimming with lots of open sandy beach to sunbathe. We are in the only place where you can swim and still be close to town. The beach around the town of Puerto Viejo is all coral and not a good place to swim. There are other beaches but they’re too far to walk into town.

Location - Development - Our location on the Caribbean side of Costa Rica is another great advantage. The Pacific side was “discovered” 20 or more years ago. It has been developed and over developed. Basically - it’s saturated. Prices are high and most people say it is too commercial and touristy.

The Caribbean side is now being developed at a rapid rate. A new port is being built in the city of Limon (an hour from here). And a great deal of money is being invested in the airport in Limon, to make it into an international airport. These things and more are drawing interest in the Puerto Viejo area. Construction is booming. Our roads have been improved and construction has begun for a new highway to get from Costa Rica’s capital city, San Jose to our town, Puerto Viejo. The value of land and businesses will only go up from here.

Security - This is something very important anywhere in Central America. When buying property one must consider the ease or difficulty of access of the property to a potential thief.

We are located on a side street, just off the main road into Puerto Viejo. It’s a dead end, which keeps out moving traffic. We are in a small neighborhood, which makes us safer. Homes in remote areas are always more vulnerable. And we have a good secure gate and fencing. No one can see into the property from the street. We have never been robbed. Most property owners in Costa Rica cannot say that.

Water Supply - We always have water. In many parts of Costa Rica the infrastructure is not so good. We are in an area supported by the local municipal aqueduct system. We have a good water supply. However the municipal water system does not reach most of the other local towns. These areas are subject to water rationing. And private wells dry up in the summer. I’m pleased to say that we never have that problem!

Both homes on our property are original Caribbean family homes with an open air design for outdoor living and the colorful appeal of a tropical beach house.
