Description:

The Hostel & Guesthouse is an hostel that I bought in September 2015. I bought it from an
American that owned it for 5 years before me. It was called Castle Tam and before that it was
another hostel. Which mean the building has been used as an hostel for the last 10
years at least. I am now ready for new projects, this is why I’m selling it.
We are on Booking.com, Hostelworld.com , Airbnb.com and we also have our own website. We are
rated at 9.1 on Hostelworld.com and 8.1 on Booking.com. We are also considered as Superhost on
Airbnb.
It is a good opportunity for someone alone or a young couple. I personnaly don’t recommand it to
a family cause it can be quite demanding and it’s not enough money to provide for a whole family
but it is perfect for a single person or a young couple looking for a new adventure. You won’t make
yourself rich but yes it is profitable.
We receive a mix of long term guests and backpackers. Most of our long term are students, retired
people or people coming to do an internship. Long terms assure us a secure revenue during low
season, which makes a big difference. It is a pretty quiet hostel before that the way I wanted it to
be. When I bought it it was much more of a party hostel and it attracted more people I think, we
can see the difference in the incomes of the first years and the years after. It would be the choice
of the future owner to see what kind of accomodation they want to offer and what kind of income
they are ready to live with. There are many ways that exist to increase the profits such as selling
excursions, renting cars, selling any kind of products, organizing activities, etc. There would also be
ways to reduce the expenses. The best way for sure woud be to do more work by yourself and pay
less employees. At the moment I have a maid that works 6 days a week and I have to pay her
insurances. I also have an employee that works part time in exchange of free accomodation and a
little money every month. Besides that I work with volunteers and/or interns, which save me a good
amount of money.
It is always pretty easy to find volunteers. I usually use Facebook pages and groups and it works well.
I would recommand to the future owner to live on site at least for the first year. You want to make
sure that the place is secure and that things are running smoothly before you move out. I myself
lived on site for 2 years and 4 months before moving out. Living on site allows us to save a lot of
money too.
The owners of the building are Ticos. They require to meet the future owner before I can sell it.
I have a lawyer/accountant that has been working with me and also with the ex owner. He knows
the business very well and will be able to bring you all the support that you may need.
