Description:

The hotel comprises a total of 8 rooms in three categories (2 basic, 2 standard & 3 superior) with a total of 20 beds, max. Capacity about 25 people. This also includes a restaurant, which currently serves only as a restaurant for our guests, but could be expanded. We are connected to the electricity network of the ICE and have as backup an independent system with solar cells. Hot water is generated by gas water heaters and the water is taken inland about 800 meters inland, filling water tanks. As the hotel can only be reached on foot by foot, the inventory also includes two boats. We also have a workshop, waste or recycling zone and compost. The sewage works with Tanques Sépticos and Drenajes. Patents and Permiso Sanitario for Accommodation & Restaurant are valid. We have liability insurance for our guests and the boats.

6,735 m2 are Zona Marítima Terrestre (ZMT) with a signed concession contract (plan and concession contract inserts Nos. 1 and 2). Although the concession is not yet registered in the land register, this contract is considered a concession and we pay annually to the Canon. The tramite for the concession must be continued. On this property is the main part of the buildings.

3'719.64 m2 Zona Maritima Terrestre with concession inscribed in the land register (excerpt from register insert 3). At the end of the concession, most of this property will be transferred to Patrimonio Natural del Estado (PNE) (Supplement No. 4). Also on this part we pay annually the Canon.

19'013.55 m2 of private land, mainly covered with primary and secondary forest. This property is currently still part of the Finca Madre. However, all co-owners are interested in segregating their property and there are Tramites in this direction in progress (excerpt from the supplement no. 5).

6'693 m2 Patrimonio Natural del Estado (PNE) falls into the management of the MINAE. For this part we have had a study / project done by a forestry engineer (Enclosure No. 6) and since 2016 have applied to the MINAE for the Uso de Suelo for ECOTURISMO. Since the MINAE in Golfito has only one person processing these applications, the grant is still pending.
