Location
Located 20 minutes outside of Tamarindo toward Santa Cruz. Unobstructed Pacific Ocean views, set back approximately 5 miles from Avellanas Beach and Hacienda Pinilla. 

Description
9 structures on approximately 22 acres (9 hectares ). The main hotel has 6 guest rooms, community living and dining areas, and large restaurant/ kitchen. The connected adjacent building houses laundry, office, and an employee area. There is an above ground 16,000 gallon water tank, bodegas for storage, a covered 
exercise/gym area, and a 500 square foot raised yoga platform. There is a full service spa with waterfall, large heated hydrotherapy soaking pool, 5 private treatment rooms, 2 showers and a bathroom. Below the gym area there is an owners/managers private 1 bedroom/1 bath luxury home with plunge pool. Also on the property are 3 homes with which we provide free housing to employees who qualify. 2 of them are 2 bed/2 bath homes and the other is 1 bed/1 bath. These modern homes feature a/c bedrooms, hot water. The entire property was constructed in 2004-2005.

Guest Demographics
80% of our guests are from the US and are between 25-34 years old. We have seasonally older guests, and we host guests who are Canadians, South Americans, British, and from several other countries. Our largest category of guests would be people on their honeymoon. Typical guest stay is over 5 days.

Hotel Amenities
To justify our higher-end room pricing, we include many amenities in the room rate. Airport transportation, local transportation to towns/beaches, breakfast and lunch daily, dinner party on Saturday, complimentary beverages including beer/wine/soft drinks, free laundry service.

Cuisine
We offer exceptionally well- reviewed cuisine. We employ full time Chef Andrea, a graduate of the Universidad Latina school of gourmet gastronomy. We offer fixed menu dining 7 nights a week to our guests, and on Tuesdays the Chef offers a 2 hour hands-on cooking class.

Staff
There are 25 year round full time employees (21 Costa Ricans, 3 Nicaraguans, 1 Columbian). Many of the employees have 8 years of tenure; we have basically no turnover of employees. There are 3 female Costa Rican Managers, one of whom serves as General Manager.

Revenue Sources
The business derives and tracks revenue from the following sources: Room Rates, Spa Services, Food, Drinks, Spa Gift Shop, and Yoga lessons. Our room rates run from $450 to $700 per night, spa services are per menu pricing (spa guests also come from other area hotels). Dinner prices are $40 per person.

Financial Information
We retain a Costa Rican CPA accountant on a monthly basis to prepare all Costa Rican tax returns and to monitor all financial dealings with the Municipality and country. The books that the accountant maintains are available for inspection, as are other records.
