We will soon be moving on a boat and would like to sell our property, the name: Adastra Tri-A - complete with new furnishings. The stately property on 7,000 m2 of land consists of two main houses connected by a bridge, three large apartments for guests or children, a separate guest house, rancho and pool, a house for garden utensils, the pool bathroom, the storehouse and a carport for 5 vehicles . The uniquely exposed location is one of the best in all of Costa Rica: the view from the property sweeps over the entire high valley. Built in 1995, a complete renovation took place from 2006 to 2009 with a total of 111,000 working hours (sic), last refresh in 2020. Authentic materials were used for the approximately 900m2 living / usable area. The ensemble offers exclusive extras that leave nothing to be desired: a spacious pool, rancho with pool bar, second kitchen and BBQ, a pond, several streams with cascades, several chimneys, jacuzzi, wine cellar and a small private 2-hole golf training course. Course with bunkers, tees, etc. Adastra Tri-A of its kind is unique in Costa Rica and has been recognized by architecture magazines. Also perfectly suited as a small, luxurious boutique hotel. Adastra Tri-A is right next to the small town of Aserri at exactly 1330 m above sea level, in a fantastic, unobstructed panoramic position. The center of Aserri, only 1 km away, also shines on maps with the coveted panorama view symbol. You can expect an average of 320 days of sunshine per year. By the way, the micro-climate in Aserri is very pleasant. Temperatures hover around 24 ° C all year round during the day and drop to 18 ° C at night, making air conditioning unnecessary.

The entire pool area was laid in natural slate as the floor, the bar, walls and the supports for the roof are made of lava stone. Panoramic view.

Driveway
Equipped with an electric gate, can be opened with remote control and telephone. In front of the gate bell tower. The 220 year old bell can be operated from the vehicle. Driveway to three parking spaces, the middle one is covered with a carport for five cars and a few motorcycles. The entire driveway and all sidewalks in the garden are made of natural slate. The carport and driveway are automatically illuminated, the pillars of the carport are made of lava stone.

Under the carport there is a guest apartment with its own entrance, terrace and bathroom. Of course with a panoramic view. Garden, water & electricity

About two thirds of the 7,000m2 plot are laid out as a garden, the third above the property is a small wood. Watering the garden is usually only needed in March and April. For this purpose, parts of the garden were provided with an automatic sprinkler system. The tropical one

garden
is planted with various types of palm, heliconias and other ornamental plants. Fruit and nut trees also grow here, for example cas, bananas, oranges, limes, ugliies, lemons, mangoes, avocados, passion fruit and macadamias. A kitchen and herb garden can be found very close to the kitchen, a simple greenhouse is hidden but easily accessible behind the second main building. Next to it is our chicken and duck house with an outlet and a small pond. (Visible only on the aerial photo). In the middle part of the garden, next to the first main house, a small 2-hole golf training course was installed. Complete with bunkers, two professional driving range tees, etc. An interesting gimmick that will delight owners and guests alike. The water required for houses and gardens is taken from a spring in the upper part of the property, the water has excellent (tested) drinking water quality. Depending on the season, the spring supplies between 30,000 and well over 100,000 liters of water every day. An additional sediment and water depot is interposed, with a capacity of 14,500 liters. In addition, strong drainage pipes were laid underground in the garden, the drainage works perfectly. Photovoltaic system 8.16 Kwp with battery backup. The electrical network works with 220 and 110 volts. Monthly energy costs, depending on the season, are zero
or less than a bottle of cheap wine.

safety
A strategic security advantage of the property is its nature as the end plot of the ridge. The path that leads to the property is a private path for the last 300 m, which is controlled by the residents who live below by means of a shared (first) gate. The property borders on both long sides with small brooks with cascades and above with a coffee plantation. This naturally sheltered location makes the residence very safe. There is no need for barbed wire fences or security personnel. Nevertheless, security technology was installed in and around the houses, such as B. Alarm system and outdoor cameras, which have so far proven to be completely superfluous. The property is also completely fenced 2 meters high because of our dogs.
