Description:

Finca of 27 ha located in a beautiful mountain landscape at about 600 m. The climate here is not so hot and there is always a light wind. The rain is held off by the mountains and even in the rainy season it is drier here than in San Isidro itself. Nevertheless, the amount of rain is sufficient for agricultural use and Santa Lucia is one of the best growing areas in the region. The soil is of very good quality and is not red but very fertile.
From the house and the large terrace you have a wonderful view of the Rio General below, with several swimming holes and smaller sandy beaches (access to the river possible from the property), which invite you to swim, as well as the Chirripo National Park. Santa Lucia de Pejibaye is a small, very safe village with various shops. The finca is about 35 minutes from San Isidro del General, a booming city with a very good infrastructure.
The plot of 27 ha offers various building sites, most of them also with a beautiful view of the river. The property is fully developed with electricity, city water, high-speed internet is available, as is satellite TV. Very good cell phone reception. The last 3 km to the finca are on a gravel path maintained annually by the community.
There are 5 springs, streams and several large waterfalls on the property. One spring is close to the house and could be used with minimal effort (higher than house). The finca has never been used for agriculture and therefore has very good fertile soil. A few cows were kept 20 years ago, since then everything has been fallow. Ideal for a private, organic horse farm, an eco lodge, for self-catering, or conservationists. Rafting and white water tours are offered on the Rio General. So also interesting for someone who wants to offer tours. A large part of the area can be used for horses or livestock.
Horses are currently kept and the pastures are fenced off with a German electric fence. Next to the house there is a 600 square meter paddock with a 56 square meter airy horse stable with several boxes, playpen and saddle/feed room.
Adjacent to the falls is beautiful rainforest. In this there is also a rock with pre-Columbian rock carvings. Some Indians live in the village and the reserve of the Boruca Indians is not far away. In the meantime, various paths have been pushed/opened, so that hikes in the jungle are possible.
The house was completed in 2012. Everything was built by a German builder and the house has a very good build quality. The covered area is approx. 300 sqm and offers a lot of space outdoors. Huge living room with large window front and almost all windows are floor to ceiling. There is also a very large bedroom, a smaller bedroom currently used as an office, a very large bathroom and a bodega for food storage and washing machine. The house is surrounded by a 160 m² covered terrace. As a result, there is always shade. The ceiling is approximately 7m at the highest point and all rooms are open plan, allowing air circulation without the need for fans or air conditioning. In addition, we have 220 V sockets distributed throughout the house, which means that German devices can also be operated. All of the power lines were not laid above ground, as is usual, but rather in a complex manner underground in empty conduits. In addition, the water connection and the power lines are designed in such a way that they can be expanded at any time, for example to build another house.
All windows and doors are equipped with mosquito nets. Since there are hardly any mosquitoes in this area, you can also stay outdoors in the evenings without protection. In the living room there is a large window front, which can be opened completely. On the terrace there is a second fireplace outside. The house is about 50 m above the river and is therefore safe from flooding.
The location is ideal as there is a constant breeze due to the river and on the other hand the sea is not far away. In Santa Lucia there is a small pulperia and a school. The place is quiet, around 200 people live here and crime is a foreign word here. Therefore, the house has no bars on the windows and everything is very open. In addition, it does not rain as much here in the rainy season as is usual in the region, but the rain is sufficient. The soil of the finca is black and not red and barren as the soil has never been exploited. Since the object is located between two mountain ranges (on one side the Chirripo, on the other the mountain range in front of Uvita) it is also very well protected from earthquakes.
 
The property has several municipal water connections, and it is also possible to divide the property into lots and build on it. A sale by parcel would therefore also be possible. Currently there are 5 ha of pasture (can easily be extended) plus garden - the rest is secondary forest. From the house you have a view of the Rio General. There are several paths on the property to get down there, one of which is directly at the house. In the river it is possible to swim and fish. It is also used for rafting tours. There are also several waterfalls on the property, one of which is quite large with a bathing pool. The finca has quite a long street frontage, which could be ideal for the subdivision of lots. There are already several water connections and electricity, so that construction can begin very quickly.
The next town of San Isidro in Perez Zeledon has what is believed to be the largest weekly fruit and vegetable market in all of Costa Rica. The fruit and vegetables come from local farmers and are significantly cheaper than in other regions of Costa Rica. These include a number of organic farmers. San Isidro del General has become a popular place for alternatives, esoterics and hippies and the motto here is: live and let live.
To the beach: the property is located exactly 20 km as the crow flies above Uvita. To get there there is the possibility to drive over the mountains in the dry season - the driving time currently takes about 45 minutes. However, the road has started to be paved and the side towards Perez is already finished. The construction of the back will continue in the future, then Uvita would be reachable in an estimated 30 minutes. Alternatively, there is also the option of driving via San Isidro - the driving time to Dominical is less than 60 minutes.
