Project Description

Lomas del Rey is a private,  premium community of 144 lots and luxury houses with suberb views of the Pacific Ocean , the Carpintera mountain range, and the Savegre and the Naranjo River valleys. Total area of the project is 20 hectares (approx 50 acres).  The project is located on small hills with maximum elevation of 100 meters  above sea level and only 4 KM (2.5 miles) away  from the Pacific ocean. The close proximity and height provide a wonderful sea breeze which constantly cools the project area. Lots average 800 square meters in area, and range from 500 sq meters up 1300 sq meters.
50% of the properties will be finished by April 2009 and the remaining 50% by April 2010.
The expected price appreciation will be 10% per year.

Lomas del Rey is only 21 km (13 miles) from downtown Quepos, 9 miles from the area’s only hospital and airport and only 25 km (15 miles) from the most important private elementary and high school.  The closest beach (El Rey beach) is an extension of Manuel Antonio National Park, house of white face monkeys, congos, raccons, and all kind of birds and animals. Principal access is via the new Coastal highway due to be fully paved in 2008, but it may also be reached via county roads from the town of Naranjito and Londres,as well as other rural roads. To the south, the town of Dominical is only 27 km (16 miles) away and the newly planned international airport at Sierpe will be only 60 miles away (versus 130 miles to San Jose!!).
The local airport (La Managua) is just 15 Km (9.3 miles) from the project.  During the dry season there are 16 daily flights from San Jose.

Project infrastructure  includes wholly owned and managed potable water service, as well as full telephone, Internet, cable and electric services-all placed underground and designed to comply with international building codes.  Only 50% of main electriciy lines are aerial to avoid view obstructions.  All houses electricity services are underground The water well is already installed and operating. 

Internal roads, already in place, will be constructed of concrete pavers. Public access to the property will be restricted and there will 24 hour security for the residents.

Construction and architecture  is governed by formal covenants guidelines, with two different type of hourse: Neocolonial Architecture and Modern architecture only

Finally, the master plan calls for  one resident clubhouse, with a large swimming pool and two tennis courts for exclusive enjoyment of project residents.



The Views

To the  south and west, residents will view the spectacular Pacific sunsets and enjoy the entire coastline from Punta Dominical to Mogotes Island at the mouth of the Naranjo River, part of Manuel Antonio National Park. This strech includes the long pristine beaches of  Playa Matapalo (Matapalo Beach) , and King’s Beach (Playa del Rey).

To the north, several mountain ranges are prominent, including the Fila Carpintera, the Fila Morucha,as well as the Savegre river basin. It is common to see Red and Blue Lapas (Guacamayas), from the the Silencio wildlife refuge, fly over the foothills located to the north of the property.

To the east is the Savegre River which originates in the Cerro de la Muerte, and the beautiful Silencio foothills on the other side, home to many species of wildlife. To the west is the Naranjo River valley, planted with  African oil palm , now an important source of vegetable oil for biodiesel.

Regional Attractions

The Quepos Manuel Antonio area is among the three most visited areas of the country, due primarily to the world renowned Manuel Antonio National Park and the superb world class sportfishing. Marina Pez Vela is scheduled to open in 2010 with space for 300 slips.  Numerous adventure tours venture into the beautiful surrounding river valleys and mountains and offer white water rafting, horseback rides, canopy tours, mountain biking and surfing expeditions. Both Quepos and Dominical offer wonderful restaurants and nightlife for the residents of Lomas del Rey.
