Description:

The owner is moving from Costa Rica to Chile at the end of the year for professional reasons. For this reason, he is selling some properties, including this beachfront property - an entire bay in the north of Golfo Dulce in southern Costa Rica.

He bought it in 2004. About 30 hectares without the "Milla Maritima", beach front about exactly 1 kilometer, property rises up to 200m.
"Mojones" (landmarks) were set in 2008 for over $ 30,000 US and are registered.

Two streams with drinking water. The property used to be a cocoa finca with a small house. Hundreds of cocoa trees are still there, most of them still producing cocoa. Otherwise there are various fruits, including mangoes, bananas, guavas, baobab, ginger, annones etc.

He bought the finca in 2004 in order to settle down there and / or build a small boutique hotel - but he didn't have the time.

Two nice stretches of beach, sand in the north and small pebbles in the south. Mangroves are about 200 m long.

The sea slopes gently. Lots of turtles and fish, perfect for fishing. Whales can be seen between April and October and dolphins can be seen almost every day.

Access EXCLUSIVELY by boat. Next neighbor in the north (one bay further north) approx. 800m on foot, next neighbor in the south (one bay further south) approx. 500m on foot. The neighbor to the south, "Harvey", runs a small hotel with a restaurant.

Like all beach properties in Costa Rica, the first 50m of beach are "publico", i.e. common property and cannot be purchased. In fact, in the past few years he has only seen a kayaker and a larger yacht once. Otherwise you only hear animals, toucans, parrots and monkeys.

The 150 m after the 50 m "publico" is concession land and is usually leased for 99 years by the "Municipalidad", i.e. by the municipality.

After the 200 meter line comes the "Area privada", which rises to approx. 200 m.

Total area of ??all zones: approx. 35 hectares.

Like almost all properties on the eastern Golfo Dulce, his property is also assigned to the Piedras Blancas National Park. It can of course be built there, but various requirements have to be met. including a maximum of two floors. A giant hotel will certainly NOT be approved here.

For a speedy sale, he has set the purchase price very "affordable" and is also happy to trade in a vehicle that is at least 50 years old (Aston Martin, Bentley or Porsche). No carpets, no other properties, no younger vehicles!

Purchase price: $ 199,000 US - approx. 173,000 euros (40% can be financed by the owner for 10 years.)

location
The south of Costa Rica, the Pacific side: dream beaches, great, monumental nature. It was still relatively undeveloped, although the large properties have all been sold in the meantime. So man / woman don't step on their feet, you can still feel like Robinson Crusoe here. The Golfo Dulce is considered the cleanest golf in the world with fantastic water quality. It is very deep, which is why many deep sea fish such as marlin, sailfish etc., but also many dolphins live here. You can see the dolphins (almost) every day. When you take a boat to / from the property, you will usually accompany you for a few kilometers, right next to the boat. Because of the abundance of fish, deep-sea fishing is practiced in the Golfo Dulce. Turtles and rays regularly swim on the beach and in the shallow water, and fishing is really fun here. You could already put some red snapper and barracudas on the grill. Water sports in any form are of course possible. Diving and snorkeling right in front of the property etc. etc. A world class diving area is about 1 hour away with a fast boat. Around the Golfo Dulce is the largest contiguous national park in Central America, the Corcovado National Park. For this purpose, several protected areas and national parks have been merged, now it is Corcovado with the largest contiguous primary lowland rainforest on earth! Enjoy the silence of this wonderful area, only interrupted by the sounds of the wildlife and the water. This place is balm for the soul. And it proves to us that man can be in harmony with nature. Look at the pictures!
